National Builders Arrived With a Roar. How Do Local Builders Compete?

Hardin County’s national builders have arrived with a roar—and a financial sales pitch that demands attention. For local builders, competing means more than putting an attractive house on a good lot.

Century Complete has announced new communities in Radcliff, while Fischer Homes is promoting financing incentives that include select homes at Hearthstone in Elizabethtown. These companies bring substantial competition for buyers local builders have served for years.

As I explained in “The Builder’s Incentive Is the Real Competition,” published August 31 in TW Shortt Reports, buyers compare more than asking prices. Rate buydowns, closing-cost assistance and included upgrades can change which home appears affordable.

In my judgment, a small builder financing a handful of homes may struggle to match a company selling across numerous markets. A well-built local home can lose a buyer before craftsmanship enters the conversation.

The national builder’s offer deserves consideration. Fischer’s advertised Louisville-area promotion, which lists Hearthstone, involves a 5/1 adjustable-rate mortgage on qualifying quick-move-in homes. Buyers should understand that the rate can adjust after five years, along with the offer’s qualifications and deadlines.

Having worked in the Hardin County real estate market for nearly four decades, I have watched builders compete through changing markets and buyer expectations. Our experience working with both national and local builders has taught me to look beyond the advertised incentive and consider the complete purchase—from financing and construction to communication and service after closing.

Where the local builder may have an edge

Greg Thompson’s News-Enterprise article, “Five newly constructed houses on 2026 Parade of Homes route,” offers another perspective. It reports Lincoln Trail Homebuilders Association executive officer Jasmine Rugama’s view that registered builders understand construction costs and can work with buyers on design while respecting their budgets.

To me, that is where a capable local builder has an opportunity.

A buyer may value sitting across the table from the person responsible for construction. There may be greater room to discuss floor plans, materials, accessibility needs or a particular lot. A builder whose reputation rests on local referrals may also have a strong personal interest in the finished home.

Those are possibilities to investigate, not promises attached to every local builder. National companies employ local people, and company size alone does not establish construction quality or dependable service.

Still, I believe relationships deserve weight. Knowing whom to call—and whether that person answers—can matter long after closing.

Compare the whole purchase

Buyers should compare the finished price, financing terms, included features, change-order costs, warranty procedures and independent inspection access. Ask previous customers how problems were handled.

Local builders cannot assume hometown loyalty will overcome a substantially better payment. They must demonstrate their value.

National builders have raised the competitive stakes. Local builders may answer with flexibility, accountability and personal attention. For some buyers, those advantages will be worth paying for.
