Data Centers Deserve Scrutiny — But Not Scare Tactics

22 Sep

Hardin County Fiscal Court is considering a temporary moratorium on rezoning requests and conditional-use permits involving data centers while the Planning Commission studies the issue. The matter appears on the Fiscal Court’s September 22 agenda.

There is nothing wrong with taking a careful look at a new type of development. Data centers can require substantial electric capacity, and communities should ask tough questions about utilities, roads, noise, water use, neighboring property and who pays for needed infrastructure. The U.S. Department of Energy has acknowledged that growing data-center demand is putting new pressure on the electric grid.

But legitimate questions are different from scare tactics.

Your Home’s Rising Value Could Help Lower Your Mortgage Payment

If you bought your home with a small down payment, you may have been paying private mortgage insurance, commonly called PMI, as part of your monthly mortgage payment.

A recent change from Fannie Mae could make it easier for some homeowners to find out whether they may now qualify to have that mortgage insurance removed.

On September 16, 2026, Fannie Mae announced that mortgage servicers may proactively contact borrowers whose loans may be approaching the requirements for mortgage-insurance termination based on the current value of the home

This could matter for homeowners whose properties have increased in value since they purchased them.

New Health Care, New Homes: A New Chapter for South Radcliff?

17 Sep

By TW Shortt, CRS®, CRB®
Broker, REALTY WORLD® Knox Realty Group

Two developments on Radcliff’s south end deserve to be considered together: Baptist Health’s new ER & Urgent Care facility and Fischer Homes’ Hearthstone subdivision, just a couple of miles farther south.

One expands access to medical care. The other adds new housing choices. Together, they could strengthen the area’s appeal and create opportunities for homeowners, businesses, and investors.

Baptist Health’s 24,000-square-foot facility at 2763 Centennial Avenue combines emergency and urgent care, diagnostic services, and space for a primary care practice. Its opening announcement identified September 14 as the public opening date, with emergency care available around the clock.

The Homestretch: Radcliff’s Mayoral Campaigns Are Beginning to Separate

16 Sep

By T.W. Shortt, Radcliff Councilman (2015-2016), Co-Founder of the Radcliff Small Business Alliance, and Local Business Owner

As we enter the homestretch of the 2026 Radcliff mayoral race, something has changed.

Following the May primary, the contest between Toshie Murrell and Terry Owens could hardly have been closer. Murrell received 862 votes and Owens 857—a difference of only five votes.

It reminded me of the 1996 Kentucky Derby, when Grindstone caught Cavonnier at the finish and won by a nose.

I Warned the DOJ About Real Estate Commission Barriers in 2005—Here Is What Finally Changed

15 Sep

By TW Shortt, CRS®, CRB®, Broker, REALTY WORLD® Knox Realty Group of Kentucky

Nearly 20 years before offers of buyer-broker compensation were removed from participating MLS systems, I warned the U.S. Department of Justice that certain real estate rules were restricting competition and consumer choice. At the time, I operated TW Shortt Realty and FlatFeeDirect.com in Kentucky, where alternative brokerage models were often treated more like threats than legitimate consumer options.

Flat-fee, limited-service, and rebate brokers challenged that system long before the recent national lawsuits.

Artificial intelligence is rapidly becoming part of everyday real estate practice. REALTORS® can now use AI-assisted tools to analyze comparable properties, prepare market analyses, and even recommend residential lease prices.

But an old body of law is following this recent technology into the real estate office: antitrust law.

Ask people outside Kentucky what comes to mind when they hear “Fort Knox,” and the answer is
usually gold. For those of us who live and do business in Hardin County, the greater value of Fort Knox
is something entirely different. It is jobs, payroll, families, retirees, contractors, housing demand, retail
spending and economic stability.

Selling real estate can become difficult when the property is tied to a divorce, estate, inheritance, disagreement among heirs, military transfer, financial hardship, tenant dispute, lien, title defect, trust, or power of attorney. In these situations, placing the property on the market may be the easy part. Identifying and resolving the issues standing between the owner and the closing table is often a challenge.
