Selling real estate can become difficult when the property is tied to a divorce, estate, inheritance, disagreement among heirs, military transfer, financial hardship, tenant dispute, lien, title defect, trust, or power of attorney. In these situations, placing the property on the market may be the easy part. Identifying and resolving the issues standing between the owner and the closing table is often a challenge. 

To assist clients facing these circumstances, REALTY WORLD Knox Realty Group has developed a Complex Real Estate Transaction Program ™. 

The program provides an organized approach to transactions requiring additional investigation, documentation, coordination, and professional judgment. Our role is to identify potential obstacles, gather and organize relevant information, ask the right questions, and involve qualified professionals when necessary. 

Experience Meets Investigative Discipline 

During nearly four decades of real estate brokerage in Hardin County, we have handled transactions involving divorces, estates and probate, inherited property, multiple owners or heirs, trusts, military relocations, distressed property, liens, title problems, tenants, absentee owners, and unusual land or development issues. 

That experience taught us an important lesson: real estate is about much more than marketing and showing property. It is about real people facing major changes in their lives. 

Dominic Schroeder, a recently retired military police officer, serves as our Complex Real Estate Transaction Specialist. His investigative experience, discipline, attention to detail, and ability to remain calm under pressure make him well suited for this responsibility. 

Military police officers are trained to gather facts, interview people, examine documents, protect confidential information, prepare accurate reports, and follow established procedures. These abilities are valuable when a transaction involves missing documents, conflicting information, multiple parties, court orders, liens, or other unresolved questions. 

Education and Professional Cooperation 

We pursue education beyond minimum real estate continuing education requirements, including advanced professional instruction, continuing legal education programs, and university-level law courses. 

We do not provide legal advice or engage in the law’s unauthorized practice. This additional education helps us recognize potential issues and understand when an attorney, title company, accountant, surveyor, tax professional, or other specialist should become involved. Attorneys and title companies remain essential partners in this work. 

Over the past few weeks alone, clients have approached us with complex situations requiring this service. We were pleased to help identify the obstacles, coordinate the necessary resources, move their transactions toward closing, and help them move forward with their lives.
